  2. What: four serviced estate lots for sale in Phase 3, from 0.49 to 1.01 acres, priced $545,000 to $999,000 plus GST (as of September 4, 2026).
  3. Services: municipal water (King Edward Bay system), BC Hydro power and telecom to the lot line, fire hydrants, on a dedicated public road.
  4. Build: CD 18 zoning allows a home of up to 260 m² (about 2,800 sq ft) plus two accessory buildings, 9 m high, under registered Design Guidelines with an Approving Authority.
  5. Getting there: a 20-minute BC Ferries crossing from Horseshoe Bay, West Vancouver, with 15 sailings a day; about 75 to 95 minutes door to door from downtown Vancouver.

The setting

A ridge above King Edward Bay

Arbutus Ridge sits on the quieter west side of Bowen Island, above King Edward Bay, where the afternoon and evening light comes off the water. Hayes Road, named for islander Piers Hayes, runs through the community as a dedicated municipal road. Lot 11 of the plan is public open space with trail connections, and the earlier phases added parkland to the island's trail system.

The lots are cleared building envelopes in second-growth forest with arbutus and fir at the edges. Lot 5, at the south-west corner beside the parkland, has a modelled view arc of 70 degrees of water from west round to north; the half-acre lots at the southern end of the road sit above the same slope.

How the ferry actually works

The ferry, in numbers as of September 4, 2026

  • 20 minutes Horseshoe Bay (West Vancouver) to Snug Cove on the Queen of Capilano, Route 8. No reservations: vehicles and walk-ons board in order of arrival.
  • 15 sailings a day from Horseshoe Bay on weekdays, first 5:45 am, last 11:00 pm; 16 from Snug Cove, first 5:15 am, last 11:30 pm. Saturdays drop one late-evening sailing each way; Sundays start at 6:15 am from Snug Cove.
  • Fares are return, collected on the way to Bowen: adult $12.45, vehicle under 20 ft $35.55, so a car and driver pay $48.00. A BC Ferries Experience Card saves $4.70 per adult and $12.05 per vehicle, about 35% for a car and driver.
  • Without a car: West Vancouver Blue Bus routes 250 and 257 stop at the Horseshoe Bay terminal; on Bowen, route 280 Bluewater runs along Windjammer Road (nearest stop about 700 m from Hayes Road). Cormorant Marine runs a foot-passenger water taxi from Snug Cove.
  • Door to door: about 20 minutes from the lots to Snug Cove, 20 minutes on the water, then 26 minutes from Horseshoe Bay to downtown Vancouver or 18 to Park Royal in normal traffic.

Nine lots, one road, the bay below

Hayes Road runs south from Joan Audrey Lane, with Lot 1 at its head, the larger lots (Lots 2 to 5, 0.89 to 1.10 acres) stepping down its west side to the parkland, and Lot 6 and the half-acre lots (Lots 7 to 9) at its southern end. Lot 10 carries the engineered septic field shared by Lots 2, 3 and 5; Lot 11 is public open space.
